You need to know this about me and my business ⤵️
A lot of people don’t know exactly what real estate agents do all day!
They think it’s all about taking clients to lunch, sipping champagne on closing day, and working part time with a flexible schedule.
In reality, I spend tons of time nurturing every sale or purchase from beginning to end, poring over contracts and inspection reports, taking continuing education classes to stay up on the latest industry guidelines, trends and regulations and my work is never done! I answer calls and texts from clients 24/7, and I’m happy to do it.
So, today I thought I’d give you a peek at a few things I do that you might not know:
1. I can help you relocate. Whether you’re moving to _____ [your city] or away from _____ [your city] I can connect you with an agent licensed to practice real estate wherever you’re going. The same goes if you’re planning to buy a second home or investment property out of state. Between my social media community and my network of real estate agents within the _____ [your brokerage, if applicable] network, I’ve got you!
2. I can sell your property if you’ve already moved. Let’s say your investment property is tenant occupied and you live out of the area, or if you inherit a property but you decide to sell it and move out of state. I can be your boots on the ground and arrange everything, from the stager to the cleaning service to the final walk-through. I can even attend the closing for you while you sign documents electronically.
3. _____ [share something you have a special expertise in — short sales, military relocation, divorce real estate, estate sales, etc.] and give an example of how you can help a client.
Did any of those surprise you!?

Your ultimate home selling timeline coming right up! 👇👇👇
A client recently asked me what she can expect during the home selling process, and I couldn’t possibly answer that in one post. So, I thought I’d turn my answer into a series!
Over the next few weeks, I will share the exact timeline I give my clients. We’ll cover:
✔️ How we come up with your home price
✔️ Marketing your home to create massive demand
✔️ Pre-inspection and repairs
✔️ How to get ready for showings
✔️ Closing day and costs
And more!
Follow along for the inside scoop!
And if you have any questions about the home selling process, ask them below!
What’s the FIRST thing we’ll do before we put your home on the market?
Meet for coffee!
Well, sort of.
Welcome to my home selling series, where I’ll give you the inside scoop on the home selling process from start to finish.
At your first listing appointment, we’ll get to know each other and confirm that we’re the right fit to work together. But, we’ll also get right down to business!
Here’s what might take place at our first meeting:
1. Share my research on comparable properties and recommend a strong pricing strategy.
2. Develop a marketing plan to include professional photography, digital marketing and social media.
3. Review my home selling to-do list so you can clean, declutter, and make any necessary repairs. We’ll also decide if your home needs any professional staging.
This first meeting is ✨crucial✨ because it helps sets us up for success.
And sure, we can chat about it over coffee. I’m buying! 😉
Now speaking of coffee, how do you prefer yours? Iced or hot? Cast your vote in the comments!
I’m going to be honest with you …
The next step in our home selling timeline isn’t always fun, but it’s *really* important.
Now is the time to consider a pre-inspection.
While this step is optional, it is recommended, especially if you live in an older home.
Why? Because a pre-inspection gives you a head start on any repairs that need to be made.
It can also help you avoid any unexpected (and unwanted!) surprises.
During the pre-inspection, a certified home inspector will examine your home’s…
✔️ Exterior
✔️ Structure, foundation, and framing
✔️ Windows, walls, doors, ceilings, and basement
✔️ Electrical system and plumbing
After the inspection, we’ll get a report detailing what, if any, repairs should be made. This gives you a leg up, because you can make minor repairs before the buyer catches them (and tries to negotiate your asking price!).
While a homebuyer pays for a formal inspection, you’ll need to cover the cost of the pre-inspection, which typically runs between _______ and _______ in our area.
What other questions do you have about a pre-inspection? Ask them below!
Meet ________ [woman’s name].
She’s a personal hero of mine, and on International Women’s Day, I want you to get to know her.

Make them feel at home! 🏡
Did you know that 83 percent of buyers’ agents report a staged home made it easier for their clients to visualize themselves living there?
I always recommend my clients do at least a little bit of staging before putting their home on the market.
And staging is *especially* important now, since buyers are paying higher interest rates and will be pickier than they were 12 months ago.
The goals of home staging are to make your home feel move-in-ready, to ensure each room has a distinct purpose, and to make your home look appealing to prospective buyers.
Here are three simple ways to prep your home for showings:
1. It’s time to declutter! Remove/store away anything that isn’t necessary. For example, store appliances like toasters and blenders, and make sure shoes are in a closet, not thrown by the front door.
2. Replace bold, bright patterns with simple neutrals. While I *love* bright and bold accessories, it’s easier for home buyers to envision living in the space when they aren’t distracted by your decor.
3. Have a few live plants throughout the home to freshen the air, and keep fresh flowers in the kitchen. This will help your home feel more inviting.
And remember: I’m here for you! You won’t have to stage your home alone.
In fact, I’ve been known to ___________________ [share how you’ve helped past clients stage their homes].

It’s an art!
I truly consider creating the pricing strategy for your home to be one of the most crucial parts of the home selling process.
So much goes into setting an appropriate price!
Here are a few things I consider when pricing my client’s homes:
-Age and condition of your home, systems, and appliances.
-Local market data, patterns, current events, and trends.
-Upgrades or improvements that you made in your home.
-Prices of homes for sale in your neighborhood.
-Prices of homes recently sold in your neighborhood.
Are you ready to see how much you could get for your home? Shoot me a DM! I’m happy to chat about it!
This is the key! 🔑🔑🔑
Marketing can make or break a home sale, which is why I spend a lot of time determining the best ways to show off a property.
In the fifth installment of the home selling series, you’ll learn how how I utilize five types of marketing for each property I list:
If you’re interested in becoming a _____ [your name or your company’s name] email Insider, drop me a message with your email address and I’ll add you to the list!
Now speaking of keys, what’s one thing you wish you had a key to? I wish *I* had the keys to ________ [favorite coffee shop/restaurant/spa/etc].
Don’t miss out on the Madness! Here are a few local essentials to help make your March Madness watch party a hit!
1. I love apps from ________. You *have* to try their _______ and _______.
2. _______ has a great selection of local beer and wine, including my favorite: __________.
3. No party is complete without a speciality dessert, and ________ has got you covered. Try the _____ and thank me later. 😉
4. Party decorations in your favorite team’s colors (for my non-sports fans…our local ______ [college] colors are _____ and ______). [list your state/nearest college team colors!]
5. The March Madness BINGO card that I made you. Add an extra level of competition to your party by handing these out to your guests. Give a gift card to a local business as your prize for the winner! DM me for a version of the card that you can print out.
[Be sure to tag the businesses in your list!]

Five ways to help your home ✨ shine ✨ during showings ✨
In addition to keeping your home tidy, here are a few things I help my clients do to prepare for showings:
1. Declutter
Keep baskets around your home so you can easily contain clutter. When it’s time for a showing, stash the baskets in closets.
2. Create ambiance
Turn on the fireplace, ask your smart speakers to play relaxing music, and light a candle.
3. Be mindful of scents
Take out the trash and, until you’re under contract, avoid cooking with smelly ingredients such as garlic, broccoli, and fish.
4. Lighten up
Turn on all lights and open the blinds.
5. Mind the temperature
Make sure the temperature is comfortable. Set the thermostat to anywhere between 68-72 degrees.
🏡🏡🏡
Bonus tip! If you want to go the extra mile, consider leaving out a letter board with a friendly message (i.e. “welcome to our home!”).
Once your house is ready to show, it’s time to get out of dodge! Everyone, including the pets, should leave the home when a potential buyer wants to view it.
Did you find these tips helpful? If so, drop a “YES!” in the comments!
Before the offers start rolling in, READ THIS!
No, you don’t have to accept the first offer on your home! Even if you’re not in a multiple offer situation, inventory is low and you can still be a little bit selective.
So what should you consider?
Here’s what to think about when reviewing offers:
1. Price
Obviously, this one is important. Does the offer come in at or above asking? Price is a priority, but it shouldn’t be the only factor you consider! (Keep reading!)
2. Financing
Has the buyer been pre-approved? Can they pay in cash? A buyer with strong financing reduces the risk of offers falling through at the last minute.
3. Closing costs
Can the buyer pay most or all of the closing costs?
4. Contingencies
Did the buyer waive home inspection, appraisal, and financing contingencies?
5. Timeline
Is the buyer flexible with their timeline, or do they need to be in the home by a certain day?
Remember: a knowledgeable realtor can help you determine the best offer for you and your unique circumstances! Don’t go through the process alone!
If you’ve ever sold a home, what would you add to the list? Share it with me below!
We’re about to cross the finish line!
As we get closer and closer to closing day, we need to chat about closing costs.
Closing costs are the fees associated with completing a real estate deal.
The buyer and seller *typically* share responsibility, although in some cases these costs are used in price negotiations.
Closing costs may include:
✔️Transfer taxes
✔️Title insurance
✔️The escrow fee
✔️Attorney fees
✔️Outstanding amount owed on the mortgage
✔️Realtor commission
On closing day, each party will come to the table with the amount of closing costs they agreed to pay.
And after each party signs on the dotted lines, you’re DONE! 🥳
If you’ve ever sold a house, how was your last closing day experience?
👍= good
👎= bad

Today I want to clue you in on a few things you should definitely avoid when selling your home.
Doing these things can keep your home on the market longer and might even keep it from selling. 🥴
So, while your home is on the market, don’t …

🛑 Underestimate the amount of work involved
The good news? An experienced realtor can help you avoid these pitfalls!

What does luck have to do with the home buying process?
Not much!
A successful experience boils down to three things:
1. An experienced realtor
The home buying process can be overwhelming–especially for first time buyers. Having an experienced realtor on your team is vital.
2. Timing
The real estate process moves FAST. And if you miss those windows of opportunities, it could derail everything. A realtor can help you get the timing right.
3. Solid financials
Having strong finances is crucial to obtain a mortgage. A realtor can tell you exactly what you need to do (and not to do!) in order to make it to the closing table fully financed.
So sure, it might *feel* like luck when your offer is accepted, but a lot of work goes on behind the scenes to make that happen!

March Madness? How about MARKET Madness?!
This month, it’s all about interest rates, low inventory, and stable home prices.
Here’s what you should pay attention to if you’re planning to buy or sell in the next three months:
1. Interest rates. Not only do they impact your own home affordability, a lot of homeowners are locked into interest rates below 4%, according to the Federal Housing Finance Agency, and are hesitant to sell.
2. Inventory. With inventory so low, it is still technically a seller’s market. Even though things have slowed down since the market’s pandemic peak, you might very well find yourself in a multiple offer situation.
3. Home Prices. U.S. house prices have remained relatively stable over the past few months, having peaked during the summer of 2022. The Federal Housing Finance Agency reports that while higher mortgage rates have suppressed demand, low inventory has kept home prices flat. Although homeowners never want to see their home values decrease, any decline is likely to be minimal.
Does anything surprise you? Got any questions? Shoot me a message or drop a comment below so we can chat about it!

Don’t do a deep clean until you read this!
(And save this post for when you get the itch to get your scrub on.)
I have a confession to make: I HATE cleaning.
Or
I have a confession to make: I actually LOVE to clean.
And as a realtor with more than ______, I’ve been known to get my hands messy and help my clients get their homes sparkling before move-in day.
Here are five cleaning and organizing products you should always have on hand 👇👇👇
1. Good disinfecting wipes
I’m partial to ________ [Clorox, Lysol, etc]. These are great to have on hand for quick disinfecting. Pro tip: use them on door handles and light switches about once a week.
2. 3-in-1 tub and tile scrubber
I will never clean a bathroom without one of these bad boys.
3. White vinegar
White Vinegar has so many uses–it cuts grease and even has some antibacterial properties. Lemon and baking soda are also staples for cleaning my kitchen.
4. A good sponge
I like one with both a soft and abrasive side.
5. A squeegee
These are perfect for cleaning shower doors, mirrors, and even windows.
Do you enjoy cleaning like me? What would you add to the list? 👇

How to create a magical backyard oasis (without breaking the bank)
Now that the temps are finally warming up, you’re probably wanting to actually spend time in your outdoor spaces.
Here are five affordable ways to spruce up your backyard:
1. Hang string lights
String lights are a great way to add a touch of whimsy while adding a soft glow. I love the Edison style bulbs! Just make sure they’re weather and shatter proof.
2. Create a seating area
Wayfair, Amazon, and even Walmart offer affordable conversation sets and patio furniture. Make sure they’re weather resistant, and be sure to purchase covers as well.
3. Throw down an outdoor rug
Add a layer of color with a brightly colored or patterned outdoor rug. This will help tie the pieces of your seating area together.
4. Think green (and pink, and red, and yellow, and purple…)
Potted plants and flowers will help add dimension and color to your back deck or patio.
5. Invest in a waterproof outdoor speaker
Nothing sets a mood like music! I love the JBL wireless speakers because you can easily connect multiple speakers.
Are you as excited about the warmer weather as I am?! Or are you wanting to press the fast-forward button to fall?
What’s one of the most frequently asked questions I get from both buyers *and* sellers?
“What happens if I want to buy and sell at the same time??”
This can be tricky! But not impossible.
Here’s what to do: 👇
-Be sure you have a timeline and plan for buying and selling (psst: I can help!).
-Determine how you’re going to finance the down payment for the home you’re buying.
-Get the home ready to sell and start shopping for a new home.
-Once you’re under contract to purchase and the inspection & negotiations are completed, put your current home on the market.
-During negotiations, you can request a closing date timed to coincide with the purchase closing.
-Have a contingency plan for the possibility that your home will sell before you find a new one.
